What Our WDI Inspections Cover
Our inspectors examine the full interior and exterior of the property. Inside, we access every room, including bedrooms, bathrooms, closets, garages, and basements. We inspect the attic and the substructure, covering crawl spaces, root cellars, rafters, and eaves. Underneath the home, we check the garage and any sheds, and look for entry points, cracks, and crevices where insects can gain access.
On the exterior, we look for visible evidence of wood-destroying insect activity: mud tubes, frass (insect droppings), exit holes, damaged or hollowed wood, live or dead insects, and moisture staining. We also flag conducive conditions, including excessive moisture and wood-to-soil contact, which don’t indicate active infestation but are documented in the report because they raise risk.
Areas blocked by stored items or finished walls can’t always be accessed. When they can’t, we note them in the report per NPMA-33 documentation standards. After the inspection, you receive a detailed written report outlining the structure’s condition, any conducive conditions found, and any pest activity identified.
The NPMA-33 Report: What It Is & Who Needs It
The NPMA-33 is the National Pest Management Association’s standardized WDI report form. FHA and VA lenders require it before approving loans on New Jersey properties, and it’s widely used in conventional transactions as well. In New Jersey, only licensed pesticide applicators certified to perform WDI inspections are authorized to complete the NPMA-33 for lender submission. A general home inspector can’t produce a lender-accepted NPMA-33.
The report documents visible evidence of wood-destroying insects, visible damage, conducive conditions, and any areas that were inaccessible during inspection. It doesn’t include repair cost estimates.
